Privacy Policy

This policy explains what personal information this website collects, why, who helps us handle it, how long it is kept, and the choices you have. It is written to meet Alberta's Personal Information Protection Act (PIPA) and, where it applies, Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
Who is responsible

What we collect
We collect only what you give us, what you do on the site, and what your browser sends:
- Forms: when you contact Gloria, ask for a home evaluation, describe the home you want, refer someone, ask to see a home or subscribe to the newsletter, we keep what you type: your name, email, phone number, a property address, your home preferences and your message, with the page you sent it from. A referral includes the details you give about the person you refer.
- Your consent: when you tick a box to receive emails, we keep the exact words you agreed to and when.
- Your account: if you sign in, which you do with a link we email you, we keep your email and, if you give them, your name and phone number. Your People record also holds when you first signed up and from which page, when you last signed in, how many times you have, and an interest score that grows as you save homes and send forms.
- Saved homes and searches: the homes and searches you save while signed in.
- Activity on the site: the listings you view and the searches you run are counted in a cookie in your own browser (below). While you are anonymous, nothing about them leaves your browser. Once you sign in or send a form, repeated interest, such as viewing the same home several times, is emailed to Gloria and added to her records.
- Sold listings (VOW): if you register to see sold listings when the site offers them, your name, email and password, and your IP address and browser details at registration, at accepting the terms and at each login, are held by p9feed, the listing service run by The Automators (below). This website never stores your password.
- Technical information: your IP address, used to limit repeated requests and to block spam, and the cookies and analytics described below.
Why we collect it
- To answer your questions and give the real estate services you ask for.
- To run your account: signing you in, keeping your saved homes and searches, and letting you see sold listings once you are approved.
- To let Gloria know when you show strong interest in a home or a search, so she can follow up.
- To send the newsletter, only if you confirmed your subscription.
- To keep the site secure and free of spam, and to understand how the site is used so we can improve it.
We don't sell your personal information.
Service providers and where they process data
These companies handle personal information for us, only to provide their service, and some of them do so outside Canada:

Information stored outside Canada is subject to the laws of that country, and may be accessed by its courts and authorities.
How long we keep it
- Your forms, account, saved items and activity records: 24 months after your last activity, then archived.
- Newsletter records: kept while you are subscribed. When you unsubscribe, the record stays marked "unsubscribed" so you aren't emailed again.
- A form or sign-in that couldn't be saved is kept in temporary storage only until it is delivered to Gloria's records.
- Cookies: as listed below.
Seeing and correcting your information
You may ask to see the personal information we hold about you, have it corrected, or have it deleted. If you have an account, sign in and use "Ask for a copy of my data" or "Ask to delete my data" on your account page; you can change your name and phone number there yourself. Or call or email Gloria. We answer within 45 days, as PIPA requires.
Emails and unsubscribing
We email you only what you ask for: a sign-in link, the reply to a form, or the newsletter. You are subscribed to the newsletter only after you tick the consent box and confirm with the link we send. Every newsletter has an unsubscribe link that works in one click, and you can also ask Gloria to stop. Your email provider's unsubscribe button works too.

The site's own cookies are sent only over secure connections and can't be read by scripts. Google Analytics runs on the site's public pages, not on the sign-in, account, saved-homes, newsletter or sold-listing registration pages, and never receives your name, email or phone number. You can block or delete cookies in your browser; the site still works, but you won't stay signed in. Google offers an opt-out add-on for Analytics at tools.google.com/dlpage/gaoptout.
